B&D Panelift - Upgrade to Timber Coat

Good idea to spend extra if it matches front door and other trim. Make sure it does match though. I've seen houses where they went for different colours…

Admin fee for variation?

Time taken to price up variations should be factored into the cost of those variations. A $1500 admin fee to do so is rubbish.....unless they have the highest paid…

Admin fee for variation?

An admin fee like this would be fairly normal if they had already produced drawings and placed orders. The charge is more a deterrent than an actual cost. …

Concreting quotes and future pergola area

100mm thick is normally fine if you use a stronger concrete mix. As for the estate, better to seek forgiveness than ask permission. :-D

Site looks quite flat and not that big. Your builder should be putting in the necessary storm water drainage prior to laying the slab.

Cost of installing downlights after handover

I'm saying this sight unseen but you shouldn't need to worry about the builder putting any extra wiring in. If you have an electrician putting the downlights in post…

What drainage is currently installed and which ones do you need to get done?

Shop around a bit more. Your quotes are around $90/m2. You should be able to find somebody around $80/m2.
Cost for stormwater drainage seems a bit high. How many linear…

Cost of installing downlights after handover

I've just done the similar at my place. The downlights themselves (and 413 fittings) cost me just over $20 each from L&H. Got an electrician in to remove the batten…

The Crossing, Karalee

Hi there. Good to find another future neighbour. Have you picked a builder and design? If so when do you start?
We had handover about 10 days ago.…

Floor plan advice

Overall the design is fairly standard. One thing I really dislike is the refrigerator located across the main walk way from the kitchen. That would be a massive…

I have never heard of a No Variation Contract so not qualified to comment on it. I don't see how it would benefit either the customer or the builder. Variations…

OK, I'm with you now. Post contract variations occur for a number of reasons. I can understand a builder wanting to avoid them but sometimes they are necessary.…

Not sure what you mean by "The builder has stated that he doesn't want any variations in the contract."
Do you mean pre-contract variations to their standard build spec or that…
