Seems poorly thought out. Why have $200k income but cap $750k. This rules out most established areas unless you building on tiny size block.

We went with a hybrid.
Carpet to bedrooms, theatre and study. Tiles to downstairs halls and foyer (due to traffic/stones) and wood to stairs, living, dining, walk in pantry and kitchen.
