Homes for sale with non-compliant pool barriers are very common these days and purchasers do not seem aware of how drastic and expensive the repairs could be.
Generally, if the home is for sale with a non-compliant pool barrier it is because its not an easy fix nor cheap otherwise the home owner would have resolved the issues themselves.
Common issues we see on the regular are Boundary fences within a pool barrier being insufficient height, the boundary fence must be at least 1.8m measured from the inside at the highest part of the ground level within 500mm of the boundary fence.
Objects or structures within 500mm of a boundary fence that effectively change the height of the boundary fence. This means things like pool motors and structure within 500mm of a boundary fence can not be there. This is a new rule and many home owners have been caught out. The resolution for this can be expensive ranging from moving the pool equipment, installing an isolation fence or building a custom structure over the pool equipment to effectively comply with the boundary fence regulations and non-climb zones. We have been involved in many consultations in resolving these issues so don’t hesitate in reaching out and arranging a pool inspection.
Trees and vegetation within the boundary fence non-climb zone are also common defects found. In most cases there should be no trees or anything that can be used as an aid for climbing within the boundary fence non climb zones.
The items mentioned above are generally the most expensive and difficult to fix. Other items like pool gates not self-closing or latching can be easily resolved as to pool fencing not being a minimum of 1.2m high.
If you are purchasing a property with a non-compliant pool barrier it would be highly beneficial to have a pool barrier inspection to identify what needs to be completed to achieve pool barrier compliance and certification. For a small fee you could save many thousands of dollars overall. Your inspection report can give you an indication of how extensive the repairs will be and potential costs involved allowing you to negotiate off the purchase price.
New boundary fences can range from 10-20 thousand dollars. Moving pool motors or building a structure compliant with the boundary fence regulations can cost many thousands of dollars as to would, installing a new isolation fence. The repairs are quite expensive so for a small fee of approximately $220 to $330 for a pool consultation is a great option.
