Either way, you will need hardboard down first to install either of them. The only vinyl in Australia that doesn't require hardboard first is Karndean's 4.5mm plank.

Ok,
I would recommend a lighter colour than the other selections.
White for your eaves
Surfmist for the posts, beam and cladding.

Surfmist full is perfect, if you go half strength you are getting closer to white again.

I'd go slightly darker with the tiles, purely as they will show dirt if too light.

I'm not sure how they install solid timber, some installers prefer to glue the boards down.

I'm sorry, I have no idea. Your builder needs to be a little more helpful on that request. Barramundi is a mid to light colour though.

Your better off going with the weight of the carpet, it will always be the better carpet. Bit more pricey but will stand up longer.

I can't give you prices, as every store is different due to transport fees.
St Helier from Tuftmaster, Verve from Cavalier Bremworth .....both very goos carpets.

ALL floating floors will need Scotia, there is no way out of it, put the floor down first then your skirts. That will eliminate around the walls of the rooms…
