Yea i think that will be the problem.
It wont be a straightforward extension.
Best guess would be $50k in design,engineering,approvals before you put hammer to nail.

Roughly cost $1500-2500 per square meter.
So you're asking for an extra 24sqm... 50k sounds about right to do the work if its a straightforward extension.
