How cheaply can a small bathroom be reno'd?

If it's working fine (ie. not leaking), leave it. Upgrading it will cost you a lot of money and return very little in extra rent.

Advice re: leaking showers please

it is the builder's responsibility to address this. Don't accept any makeshift fix. If the waterproofing is faulty, pretty much the whole bathroom needs to be pulled up and redone.

Porter Davis shower "niche" actually a "feature"?
